One of Perth’s key growth corridors has reached a new milestone, with Okeland Communities starting work on a modern new Town Centre at its Kingsford at Bullsbrook residential estate.

The first stage of the Town Centre will pave the way for Woolworths to develop an $18 million shopping centre, featuring a 3,600m2 market-style supermarket, specialty shops, a BWS liquor store and food and beverage outlets.

The project, situated on a 7ha site on the eastern side of Great Northern Highway, will deliver new shopping, social, business and employment opportunities as Kingsford and the wider Bullsbrook community experience dramatic population growth in the coming years.

Inspired by the rural stores and sheds of yesteryear, the contemporary design highlights a relaxed country feel, featuring timber, recycled brick, natural stone and an earthy colour palette.

Unique pieces of public art and extensive landscaping will add to the vibrancy, colour and enjoyment of Bullsbrook’s new retail and social hub.

Cameron Shephard, Executive Director of developer Okeland Communities, said the partnership with Woolworths was an important part of the overall vision for Kingsford as a great place to live, in a country-style setting, yet close to all modern amenities.

Shephard and Members of the Woolworths team joined representatives from the Bullsbrook community for a sod-turning ceremony to mark the start of work on Kingsford Town Centre.

Alicia Jones, Woolworths WA State Development Manager, said, “We’re excited to be a part of this local town centre development and bring a fresh, new store to the expanding communities of Kingsford and Bullsbrook.

“We’re always looking for opportunities to invest in Western Australia, and support jobs growth and the increased demand for neighbourhood retail centres.

“We look forward to providing local customers with a convenient, high-quality shopping destination that caters to their needs.”

The new Woolworths supermarket is due to open in mid to late 2025.

In 2021, the total population of Bullsbrook was estimated to be 5,715 people. It is expected to increase by more than 17,461 people to 23,176 by 2036, at an average annual growth rate of 9.78%. By 2051, the population of Bullsbrook is expected to hit 84,476 people. While Kingsford is a fast-growing new residential development, it is blending Bullsbrook’s much-loved township qualities with contemporary lifestyle opportunities represented by the 2,500 new homesites that will be created over the next 14 years.

Future stages of the lively, village-style Kingsford Town Centre are likely to include a tavern, café, main street, childcare centre and play space.

Shephard said the Stock Road upgrade, due for completion this month will add to Bullsbrook’s appeal with quicker connection times to the airport and the city via Tonkin Highway.

“Kingsford delivers a unique balance of a relaxed, semi-rural lifestyle and convenience and amenities close at hand and we think that makes it pretty special,” he said.
