Founding Director of Retail Strategy Group, Angela Bonnefin, says the local Balmain/Rozelle community’s needs were first and foremost in her design strategy for the retail precinct of Rozelle Village.

Rozelle Village’s vibrant new retail precinct will see the redevelopment of the former Balmain Leagues Club located at 138-152 Victoria Road in Sydney’s much-loved inner west suburb.

“The retail vision for Rozelle Village is to create a family-friendly, vibrant and conceptual lifestyle precinct,” she said.

“Rozelle Village is all about community and connection and will be curated to suit the needs and lifestyles of the local residents. From freshly roasted coffee and pastries, through to night time wine bars and restaurants, the Village will feature a range of bespoke style specialty stores with a focus on independent, quality retail concepts and brands.

“It will also be anchored by a full-line supermarket – the first for the area, leagues club hospitality and entertainment, and the ground floor marketplace of casual dining, retail and fine-grain laneways,” she said.

“With lots of outdoor dining opportunities and places for families to eat outdoors and enjoy the sunshine, we are sure that the Village will become a much-loved destination for everyone in the Inner West.”

“We have created a series of retail laneways, what we believe are the first for the inner-west, accessing the precinct from Victoria Road and Darling Street that open to the most beautiful piazza with lush landscaped gardens and a place for locals to catch up with friends and neighbours.’

At more than 2,000m2, the new Wests Ashfield Leagues Club will feature several bars, restaurants and dining spaces with terrace dining, a gaming lounge and a dedicated sport bar. There will be kids’ play areas and a family-friendly theme throughout.

Poised as a ‘club of the future’, the design and atmosphere moves away from the typical RSL or club outfit. With a central entrance from the Village Square, the Club will be deeply connected with the precinct, shaping the future identity of the site.

When completed in early 2026, Rozelle Village is planned to comprise 147 luxury residences, including a mix of studios, one, two and three bedroom apartments built within three towers at varying heights fronting Victoria Road. A public village square spanning 1,400m2 will be at the heart of the development.

A rich variety of private and communal green spaces are featured throughout the residential component, designed to enhance resident well-being while providing visual appeal and maximising viewpoints across the built form and the surrounding city views.

Construction is planned to commence later this year, and apartments will launch to market later this year with significant demand expected in the iconic site, which has been derelict and closed to the community for more than 10 years.

The luxury residences will feature larger, house-sized proportion floorplates set to appeal to local downsizers and will feature never-before-seen panoramic views of the Sydney Harbour Bridge and Sydney CBD skyline to the north, Balmain Cove, the Parramatta River as well as the Blue Mountains to the west.
