Diversified developer LAS Group has unveiled a multi-million dollar suite of upgrades to the much-loved Salisbury Downs retail centre, Hollywood Plaza. The 28,700m2 shopping centre is situated 18km from Adelaide’s CBD, in the city’s northern growth corridor, and is a key landmark within the local community.

Hollywood Plaza is well-known to local residents and visitors. This connection to the community is what motivated LAS Group to embark on the centre upgrades. The long-term investment aims to maintain the centre’s look and feel, while ensuring contemporary innovation and modern-day comforts are incorporated in the redevelopment.

The planned upgrade works – which are due for completion in Q4 2023 – will see Hollywood Plaza become a carbon-neutral shopping centre.

Included in the upgrade works is the installation of 4,000 solar panels that will generate 2.4M MWH of electricity, the upgrade of mechanical air-conditioning plant to use the latest R32 refrigerant, installation of low-energy lighting and water saving fixtures.

The centre itself will benefit from several new entrances to elevate the centre’s aesthetic and arrival experience to enhance the shopping experience for our existing and new customers. The new entrances will introduce significant paving and landscaping as well as provide seating within the newly created external space.

For families, there will be a new children’s play area outside Jive Café and a variety of food and retail options for kids.

The food court will also undergo a major transformation with a new layout and furniture, updated fixtures and the installation of large ceiling features within the atrium space. The centre bathrooms and parents’ room will be fully renewed.

LAS Group worked closely with architect Buchan Group for the internal and external upgrades as well as Zen Energy, which undertook the solar installation to ensure best-practice solutions across the centre.

The South Australian Government has set state-wide targets to achieve net zero carbon by 2050, motivating LAS Group to adopt the new ESD measures to transform Hollywood Plaza.

Hollywood Plaza, which the group acquired in 2021, marks LAS Groups first major asset in South Australia – a market it sees as having long-term growth potential, opportunities to support a growing state economy, and a strong appetite for sustainable property underpinned by the government’s net-zero targets.

Major retailers at Hollywood Plaza include Coles, Woolworths, Target, along with six mini-majors and 70 specialty stores.

The centre will retain existing tenants and welcome new local businesses, primarily spanning consumer goods across beauty and health, sport, electronics, fashion, food, homewares, as well as other services.

The project – which will generate approximately 150 jobs during the delivery timeline – will also inject a significant boost into the local economy as new and current residents take advantage of the extended retail and hospitality offerings.

LAS Group Managing Director Les Smith said its Hollywood Plaza project marks another key milestone for the business, with the strategic move into Adelaide kick-starting the company’s next phase of growth and allowing them to set ambitious and achievable sustainability targets.

“The Salisbury Downs community can expect the refresh of Hollywood Plaza to preserve the centre’s connection to the local area, while adding more contemporary touches and technical upgrades for a smoother and more enjoyable customer experience.

“We know that sustainability is a major consideration when it comes to development, particularly in South Australia – this underpins our decision to make Hollywood Plaza a carbon neutral centre in 2023.

“We’ve gone above and beyond the typical level of investment you’d see in a local retail centre, which demonstrates our commitment to this community, as well as our long-term goal of a more sustainable portfolio,” he said.

LAS Group will welcome its fully carbon neural re-development by end of this year.
