Golden Age Group appoints construction firm for SKY SQR Box Hill

The landscape of Box Hill is on the brink of a revolutionary transformation with the long-range vision for the Suburban Rail Loop (SRL) maturing, and commencement of the main construction for SKY SQR on Station Street.

As Box Hill gears up to become a multi-modal transport interchange and retail hub, SKY SQR, an ambitious development by Golden Age Group, emerges as a cornerstone, embodying the future of a vibrant, integrated mixed-use precinct.

With Icon announced as the construction contractor, SKY SQR is a total combined area of 72,000m2 including an expansive three-level, retail podium and food precinct spanning approximately 12,000m2 with 120 underground public car parking spaces.

“Over half of the retail podium’s expansive 12,000m2 have already been snapped up,” revealed Bing Chen, Chief Investment Officer at Golden Age Group.”

“Among the upcoming tenants there are food and beverage outlets catering to all age groups and offering flavours from around the globe. Alongside the hawker lane are easily accessible services with commercial spaces for banking, modern grocery stores and health and wellness services, including pharmacies, medical facilities, and beauty salons. This line up ensures convenience for all nearby residents,” said Chen.

“Recently, our early education leasing firm CBRE announced international childcare operator, Kinderland Early Learning, selected SKY SQR Box Hill for its Australian flagship centre signing a 15-year term agreement,” said Chen. “This further enhances the developments connection with the local community, providing highly-sought early childhood learning facilities.”

Supporting the community vision for Box Hill as part of Victoria’s Big Build, SKY SQR will serve as a nexus of activity with direct access to central Box Hill and the SRL.

Melbourne-born build to rent platform Local: Residential will deliver and operate 425 apartments across two 17-floor residential towers with 1,180m2 of outdoor green spaces alongside a range of exclusive amenities. Renters of the one, two, and three-bedroom apartments will have access to an 80 seat co-working space, three private dining rooms, a 25m indoor pool, exercise and wellness studios, games and entertainment rooms, and pet wash and electric car share facilities.

Local’s Head of Investment, Chris Axsentieff, said the move shows Local’s commitment to providing much-needed supply in well-connected inner to middle ring locations.

“With a growing need to deliver quality rental housing alongside access to education, employment and culture outside of the Melbourne CBD, Local is determined to deliver attainable projects in inner to middle ring locations so more renters can enjoy thriving suburbs like Box Hill, which are tightly held, established residential markets with amenity that appeals to a broad range of prospective residents.” Axsentieff said.

SKY SQR will offer housing choices alongside employment opportunities in the adjoining commercial space. The precinct will be a dynamic day-to-night destination characterised by a rich tapestry of services, experiences, and cultural amenities.

Designed by Melbourne architects Fender Katsalidis, with retail podium layout and planning by world-renowned Oval Partnership (Hong Kong), SKY SQR will feature a central plaza and laneway concept to further cultivate the thriving community where residents can live, work, and play within close proximity, fostering a sense of belonging and vitality.

At SKY SQR basement level, plans have been approved for some 120 parking spaces solely for retail customers augmented by 562 spaces in an adjacent Council purpose-built carpark. There is also a dedicated childcare drop-off zone, and electric car charging, and ride share spaces.

Golden Age Chief Investment Officer, Bing Chen added SKY SQR is “an evolution of Sky One Plaza,” which is the successful retail component located underneath its award-winning Sky One project also in Box Hill.

“We’re delighted by the progress in letting SKY SQR, a project we believe will make a substantial contribution to the diversity, vibrancy and long-term prosperity of the city of Box Hill,” said Chen.

“We could not be more excited about delivering another iconic project to Box Hill, continuing to shape this vibrant suburb by creating a mixed-use project with services and experiences close to home and to the SRL transport interchange”.

Located at 517-521 Station Street, 500 metres from Box Hill Station, SKY SQR is scheduled for completion by the end of 2025.
