For a few years now, we’ve had numerous requests for our ‘Guns’ issues to feature New Zealand centres. COVID came along and that was not the time to do it so we put it ‘on-hold’ for a while.

The requests come from a variety of sources; of course, retailers want statistics on centres as do fund managers, investors and suppliers to the industry to name but a few. As well, shopping centre executives in NZ request the feature as our publication is widely read there.

And so, this year we begin. We invited the NZ centres to get involved and 13 major centres submitted their data. All five Scentre Group centres in NZ are featured, as well as a few from Dexus, Kiwi Property and Tinline Property Group.


The 13 centres featured range in GLA from 19,000m2 up to 91,000m2. Interesting to note that without exception, all centres improved their MAT in this first year – 2024 (CY2023), over the previous year (CY2022). Some very powerful centres too; Sylvia Park with an MAT in excess of NZ$800 million and Westfield Newmarket at NZ$712 million – both in Auckland, with Westfield Riccarton – Christchurch – at NZ$588 million.


In terms of MAT/m2 there are heavyweights!

Westfield Riccarton takes the No. 1 spot with a very creditable NZ$12,307 and Tinline Property’s Richmond Mall in Nelson coming a close second with NZ$11,792/m2. More than half the centres featured have MAT/m2 levels above the NZ$10,000 mark.


Specialty MAT/m2 is just as impressive with Westfield Riccarton on top again with a very healthy NZ$14,380, almost identical to Scentre Group’s Westfield Albany (Auckland) at NZ$14,373. Interestingly, note that every centre featured shows Specialty MAT/m2 in excess of NZ$10,000!

It’s likely that the list will grow next year. Watch this space!

Definitions

GLA: Gross Lettable Area. Includes the trading area of all tenants located at the centre, whether currently leased or not leased. Includes non-retail such as medical suites, offices, cinemas and entertainment etc. Does not include storage areas or casual leasing sites.

MAT: Moving Annual Turnover ($million). Data for 2024 refers to the total retail sales from 1 January to 31 December 2023. Includes trade from all tenants where the manager is provided with sales data (including cinemas, restaurants, travel and entertainment venues). Excludes sales from banks, ATMs, financial institutions, health insurance, TAB/soft gambling, gaming venues, amusements (rides), professional services and suites, offices, casual mall tenants and storage tenants. Currency is in New Zealand Dollars.

MAT/m2: Data for 2024 refers to the total retail sales from 1 January to 31 December 2023, divided by the retail area from which the retail sales were derived. Includes trade from all tenants where the manager is provided with sales data, excluding cinemas and entertainment venues. Excludes sales from banks, ATMs, financial institutions, health insurance, TAB/soft gambling, gaming venues, amusements (rides), professional services and suites, offices, casual mall tenants and storage tenants. Currency is in New Zealand Dollars.

Specialty MAT/m2: Data for 2024 refers to the total retail sales from 1 January to 31 December 2023, for all trade-reporting tenants with a GLA below 400m2, divided by the retail area from which the retail sales were derived. Excludes sales from cinemas, entertainment venues, banks, ATMs, financial institutions, health insurance, TAB/soft gambling, gaming venues, amusements (rides), professional services and suites, offices, casual mall tenants and storage tenants. Travel agencies are excluded from Specialty MAT/m2. Currency is in New Zealand Dollars.
